Pros:
Prime location, building common areas are kept clean, only had 1 package stolen in a year, no bug or pest problems.
Cons:
God, where do is start? THESE PEOPLE ARE THEIVES. Don't take it from me. Just google anything related to Sabet Group and litigation or lawsuits or housing violations. They are on the worst landlords list for a reason. THEY LITERALLY ENTERED OUR UNIT AND STOLE OUR PROPERTY, ALTERED THE UNIT, AND THEN CHARGED US FOR IT.

I will echo what the other review said that these units were converted with CHEAP AF materials. As I’m writing this, I can hear my neighbor watching Law & Order and coughing at 5:30am. Why this man sleeps with law and order on EVERY NIGHT ALL NIGHT, I will never understand. But every conversation we have in our apartment is overheard by neighbors, every time our neighbor has romance with their significant other it’s over heard, every footstep or conversation or delivery in the stairwell is heard, every party by other residents keeps you up all night.

Not to mention, the noise on the street is other worldly. I sleep with earplugs in EVERY. NIGHT. And still at least once a week there is someone screaming at the top of their lungs in the middle of the night. Last night it was someone singing opera on the street at 2:30am and again at 4:30am. The bouncers at the bars have VERY loud conversations and smoke ALL NIGHT, which drifts into your apartment. And they do absolutely NOTHING to keep the noise down on the street. Not to mention the garbage and recycling trucks that come by every single night multiple between midnight and 5am or the crosstown bus that will blow its horn at even the idea of having to wait for a cab to let someone out.

Now - for the actual worst thing about this building - the owners. First, there’s no way to contact them, at all. One time, there was a leak in our unit, but there is NOT a working phone number or email address to get in touch with them - you can ONLY contact them through an app and it took us three maintenance requests through the “portal” app to get their attention to the problem. On three separate occasions they haven’t given us notice that they are entering our unit. One time when they did give notice - they told me they would arrive in 10 minutes, I explicitly told them NOT to enter the unit until I got home a few hours later and they replied via text message with “oh don’t worry! We’re already inside! And your dog is very cute!” COMPLETELY unacceptable. When I tried to call the number back it was not a working phone number. Another time, the faucet was filled with black mold (I sent in photos) and we requested for a replacement head (literally $12 on Amazon) and they refused - simply replying in the app with “clean the faucet” - a month later after not using the faucet head we submitted another request and the maintenance guy said, I can’t believe they didn’t fix this sooner, this entire faucet needs to be replaced. Which he did. Thankfully.

Lastly, we had to DEEP CLEAN this place when we moved in. And I’m not talking vacuuming and cleaning floors or walls, I’m saying drain snakes to avoid the shower overflowing, taking apart the washer dryer to remove LAYERS of caked on dryer sheets from tenants past just to get the dryer to work, pulling out congealed peanut butter jar labels from the dishwasher filter, removing literal rocks from the shower head.

I can’t make this stuff up. Easily the worst living experience I’ve had in my 15 years of renting in multiple cities. The owners of this place give zero effs about you. Maybe I could see living here if you ONLY live here on Monday - Wednesday and just want a place to crash occasionally, but my god, don’t subject yourself to this terrible mistake that I made. I feel swindled by the entire process of getting this unit and living in it. Counting down the days until we can move.
Advice to owner:
YOU ARE CRIMINALS. Give 24 hour notice to residents about repairs. Provide a working phone number AND email adresa to actually contact someone- not just an answering service that auita a ticet in the app. Act like a sensible human instead of slumlord to the people choosing to live here.

Paper thin walls and floors

Great location with dishwasher and W/D
Cons:
This building has extremely thin walls and ceilings. I can hear my neighbors’ conversations music, footsteps, and TV. You will be able to hear LITERALLY everything including intimate moments as your bedroom lines up next to neighbor. Can hear even softly spoken conversations. Upstairs neighbor is a nightmare who seems to never leave the apartment. Constant stomping around, loud TV, and loud talking 7 days per week. This typically goes on until 2:30-3:00 am every night. While this would be a pain in any apartment, the lack of soundproofing and thin materials used in the renovation amplifies it. Way too expensive for the noise.
