Openigloo Agency Disclosure & Consent

This disclosure is effective immediately for all new users. For existing users who registered on or after January 1, 2021, this disclosure applies upon continued use of the Openigloo platform after June 11, 2025.

Under New York State law, Openigloo (a licensed real estate brokerage, DBA of Openigloo NY LLC) and its affiliated licensed agents may represent different parties in a rental transaction. This disclosure explains the possible roles we may play, so you can make informed decisions when interacting with us.

Understanding Agency Relationships in Real Estate

Depending on the transaction, Openigloo or its affiliated agents may act as:

  • Landlord’s Agent
  • Tenant’s Agent
  • Dual Agent
  • Dual Agent with Designated Agents

Consent to Dual Agency

By continuing to use Openigloo, you acknowledge that we may act in a dual agency or designated agency capacity. In those cases, we will:

  • Act fairly and impartially to both parties
  • Not disclose confidential information without permission
  • Ensure all parties are informed of their rights

This disclosure applies broadly to all transactions you may explore through Openigloo unless you notify us otherwise in writing.

Acknowledgment & Consent

  • By signing up or using Openigloo to browse, apply, or lease apartments, you:
    • Acknowledge that Openigloo or its agents may represent the landlord, tenant, or both parties
    • Understand what dual agency means and how it affects the agent’s responsibilities
    • Give advance informed consent to dual agency and dual agency with designated agents when applicable

This acknowledgment will apply to all rental transactions facilitated by Openigloo unless revoked in writing.
