The information we collect, how we use it, when we share it, and the choices available to you.

Openigloo supports renters across the rental journey — from research and discovery to applications, leasing, and payments. This notice explains how personal data is handled across those experiences.

At Openigloo, we help renters research buildings, understand neighborhoods, connect with housing opportunities, and navigate the rental process. We also know that using our platform means trusting us with information about your housing search, your preferences, and sometimes sensitive personal information. We take that seriously.

This Privacy Notice explains what information we collect, how we use it, when we share it, the choices you have, and how we protect it.

1. Who We Are

When this Privacy Notice refers to “Openigloo,” “we,” “us,” or “our,” we mean Openigloo, Inc. and our affiliated entities, brands, subsidiaries, and successors.

Openigloo offers products and services designed to support different parts of the rental journey, including researching apartments and neighborhoods, reading and submitting reviews, connecting with landlords, agents, brokers, property managers, or other housing-related professionals, applying for apartments, signing leases, and making payments.

2. Scope of This Notice

This Privacy Notice applies to the websites, mobile applications, and other digital services that link to it and that Openigloo operates on its own behalf, including:

  • our websites and mobile apps;
  • apartment search and renter research tools;
  • review and feedback features;
  • applications, leasing, and payment-related services;
  • communications and introductions to landlords, brokers, agents, property managers, and other third parties; and
  • other services we make available through Openigloo.

This Privacy Notice does not apply to:

  • services provided solely on behalf of a business partner or other third party;
  • privacy practices of landlords, brokers, property managers, agents, lenders, screening providers, or other housing professionals using or interacting with our platform;
  • privacy disclosures provided separately under laws such as the Fair Credit Reporting Act or Gramm-Leach-Bliley Act, where applicable; or
  • information relating to job applicants, employees, contractors, or other personnel.

If you interact with a third-party housing provider or professional through Openigloo, that party may have its own privacy notice that also applies.

3. What We Mean by “Personal Data”

In this Privacy Notice, “personal data” means information that identifies, relates to, describes, is reasonably capable of being associated with, or could reasonably be linked, directly or indirectly, to an individual or household.

Personal data does not include information that has been aggregated, anonymized, or de-identified so that it cannot reasonably be linked back to you or your household.

4. Information We Collect

The information we collect depends on how you use Openigloo.

Information you provide directly

We collect information you give us when you create an account, complete a profile, contact us, submit a form, apply for housing, make a payment, leave a review, or otherwise use our services.

This may include:

  • name, email address, phone number, mailing address, and other contact information;
  • username, password, and account credentials;
  • budget, move timeline, housing preferences, desired neighborhoods, and similar profile information;
  • information you provide in reviews, feedback, forms, surveys, messages, support requests, and other communications;
  • rental application information and related details you choose to provide;
  • professional or business information if you contact us on behalf of a company;
  • consent records, including records showing when and how you consented to receive calls, texts, or emails; and
  • any other information you choose to submit through Openigloo.

Account and profile information

If you register for an Openigloo account, we collect the information needed to create, maintain, secure, and administer that account. We may also connect your account to activity across our services, including saved listings, searches, account history, messages, support interactions, and services you use.

Reviews, ratings, and feedback

If you submit a review, rating, comment, or other feedback, we collect the content you provide and any related account or contact information. We use this information to operate the platform, publish and manage reviews, improve our services, respond to you, and for the other purposes described in this Notice.

Communications and inquiries

If you email us, call us, use chat, fill out a form, request support, or otherwise contact us, we collect the information included in that communication. This may include your contact information, the contents of your message, and, where permitted by law, call recordings, transcripts, or chat logs.

Geolocation information

We may collect general location information, such as approximate location derived from your IP address. If you enable location permissions through your device or browser, we may also collect more precise geolocation information to support features such as showing apartments or services near you.

Payment information

If you make a payment through Openigloo, payment processing may be handled by third-party payment processors. We may receive transaction confirmations and related payment details, but we do not necessarily store full payment card or bank account information ourselves.

5. Information We Collect Automatically

Like most online services, Openigloo and our service providers automatically collect certain information when you use our websites, apps, or other online services.

This may include:

  • IP address;
  • browser type and version;
  • device type, operating system, and mobile carrier;
  • unique identifiers associated with your browser, device, or account;
  • pages visited, links clicked, listings viewed, searches performed, time spent on pages, referring and exit pages, and similar activity;
  • dates and times of access;
  • approximate location based on device or network information; and
  • diagnostic, analytics, and performance information.

We typically collect this information using cookies, pixels, tags, SDKs, log files, and similar tracking technologies.

We use this information to:

  • operate and secure our services;
  • remember your preferences;
  • personalize your experience;
  • understand how users interact with Openigloo;
  • improve features and content;
  • detect fraud and misuse;
  • measure marketing performance; and
  • support advertising and analytics activities.

6. Information We Receive from Other Sources

We may also receive information about you from other sources, including:

  • affiliated Openigloo entities;
  • landlords, brokers, agents, property managers, lenders, screening companies, and other housing-related partners;
  • payment processors and fraud-prevention providers;
  • analytics, advertising, and marketing partners;
  • authentication providers such as Google, Apple, or Facebook when you choose to sign in through them;
  • publicly available sources, including public records and information you make publicly available online; and
  • third-party data providers who help us supplement, verify, or update records.

We may combine this information with information we collect directly from you or automatically through your use of our services.

7. How We Use Personal Data

We use personal data for the following purposes:

  • to provide, operate, maintain, and improve Openigloo;
  • to create and manage user accounts;
  • to support apartment search, research, applications, leasing, payments, and related renter services;
  • to connect users with landlords, brokers, agents, property managers, lenders, screening providers, and other housing-related partners;
  • to respond to questions, support requests, and other communications;
  • to personalize content, recommendations, and user experiences;
  • to conduct research, analytics, quality assurance, and product development;
  • to develop new services, features, and tools, including through machine learning and generative AI;
  • to send administrative, service, marketing, and promotional communications, subject to your preferences and applicable law;
  • to monitor platform usage and performance;
  • to detect, investigate, and prevent fraud, abuse, security incidents, and unlawful activity;
  • to enforce our Terms and other legal rights;
  • to comply with legal, regulatory, tax, accounting, and reporting obligations; and
  • for other lawful business purposes consistent with this Privacy Notice.

8. How We Disclose Personal Data

We may disclose personal data in the following circumstances.

Within Openigloo

We may share personal data among Openigloo entities, affiliates, and internal teams as needed to operate our business, provide our services, support users, improve products, and carry out the purposes described in this Privacy Notice.

With housing partners and other business partners

We may share personal data with landlords, agents, brokers, property managers, builders, lenders, screening providers, and other housing-related business partners when needed to support your rental journey, facilitate services you request, or help connect you with relevant opportunities.

The information shared depends on the nature of your interaction with Openigloo and the role of the partner. It may include:

  • name, email address, phone number, and other contact details;
  • housing preferences and criteria;
  • budget information and move timing;
  • search history, saved listings, and engagement data;
  • information you submit through inquiries, applications, or requests; and
  • insights derived from your activity on the platform.

For example, if you request information about a property, ask to be contacted, schedule a tour, begin an application, or otherwise express interest in a housing opportunity, we may share relevant information with the appropriate housing provider or partner so they can respond and assist you.

To the extent that sharing personal data with housing partners constitutes a “sale” or “sharing” under applicable state privacy laws, residents of states with applicable privacy rights may opt out of such disclosures by contacting us at dataprotection@openigloo.com or by using any opt-out mechanism we make available. Note that opting out of housing partner sharing may limit our ability to connect you with relevant rental opportunities and related services.

With advertising and marketing partners

We may work with advertising networks, social media platforms, analytics providers, and marketing partners to market Openigloo, measure campaign performance, build audiences, and better understand user interests. In connection with these activities, we may disclose identifiers, device information, browsing activity, inferences, and similar data, including hashed identifiers where appropriate.

We may also share aggregated demographic or audience information with advertisers or prospective advertisers to help them understand the audience they may reach through Openigloo. This information is not intended to identify any particular individual.

With service providers and operational vendors

We disclose personal data to vendors and service providers that perform services on our behalf, including hosting, analytics, communications, payment processing, customer support, marketing support, fraud prevention, identity verification, data processing, legal, accounting, and business operations support. These parties are generally contractually restricted from using personal data for purposes other than providing services to us or as otherwise permitted by law.

In connection with corporate transactions

We may disclose personal data as part of an actual or proposed merger, acquisition, financing, asset sale, reorganization, bankruptcy, receivership, or similar corporate event.

For legal, compliance, and protection purposes

We may disclose personal data where we believe it is necessary or appropriate to:

  • comply with applicable law, regulation, legal process, or government request;
  • enforce our contracts, terms, and policies;
  • establish, exercise, or defend legal claims;
  • investigate or prevent fraud, abuse, or security issues;
  • collect debts or reduce credit risk;
  • protect the rights, property, safety, and security of Openigloo, our users, our partners, or others; or
  • otherwise act as required or permitted by law.

With your consent or at your direction

We may disclose personal data to other third parties when you direct us to do so or when you consent. If you post reviews, comments, or other content in public areas of Openigloo or on social media pages we operate, that information may be visible to others.

9. Aggregated, De-Identified, and Commercial Data Use

We may create information that does not identify you personally by aggregating, anonymizing, de-identifying, modeling, or otherwise transforming personal data and other information we collect. We refer to this as “De-Identified Data.”

De-Identified Data is maintained in a form that is not reasonably capable of being linked to you or your household.

We may use De-Identified Data for any lawful purpose, including to:

  • analyze renter behavior and market trends;
  • build benchmarks, reports, indices, models, analytics, and other insights;
  • improve our platform and services;
  • develop internal and external data products;
  • support research and forecasting; and
  • share, license, sell, or otherwise commercialize De-Identified Data and related insights with third parties, including business partners, researchers, financial institutions, investors, and other commercial entities.

Where we maintain data in de-identified form, we will not attempt to re-identify it except as permitted or required by law.

10. Your Choices

Account information

You may be able to access, correct, or update certain account and profile information through your account settings.

Marketing emails

You can opt out of promotional emails by using the unsubscribe link included in those messages. Even if you opt out of marketing emails, we may still send service-related messages, such as transactional, support, account, and security communications.

Location permissions

You can control precise location sharing through your device or browser settings. Even if you disable precise location, we may still infer approximate location from IP address or similar information.

Cookies and tracking technologies

You may have choices regarding cookies and similar tracking technologies through your browser settings, device settings, and any cookie preference tools we make available on our websites. Disabling certain cookies may affect how parts of the service function.

11. Interest-Based Advertising

We may participate in interest-based advertising and work with third parties that collect information over time and across different websites, apps, devices, and services in order to show you ads that may be more relevant to your interests.

This may involve the use of cookies, pixels, SDKs, device identifiers, hashed email addresses, and similar technologies. We and our partners may also use cross-device matching techniques to better understand whether multiple devices are associated with the same user or household.

You may be able to limit this activity through cookie controls, browser settings, device settings, industry opt-out tools, or other mechanisms described on our websites.

12. Data Retention

We retain personal data for as long as reasonably necessary for the purposes described in this Privacy Notice, including to:

  • maintain your account and provide services;
  • complete transactions and support your rental journey;
  • comply with legal, tax, accounting, and regulatory obligations;
  • resolve disputes and enforce agreements;
  • support litigation holds, investigations, and recordkeeping requirements; and
  • maintain appropriate business and security records.

When personal data is no longer needed, we may delete it, anonymize it, or de-identify it. We may also retain backup copies for a limited period where necessary for security, continuity, or legal reasons.

We may retain De-Identified Data for longer periods, including indefinitely, as permitted by law.

13. Children’s Privacy

Openigloo is not directed to children under 18, and we do not knowingly collect personal data from anyone under 18. If we learn that we have collected personal data from a child under 18 without appropriate authorization, we will take steps to delete it. If you believe a child under 18 has provided personal data to us, please contact us.

14. Third-Party Sites and Services

Openigloo may link to third-party websites, apps, plug-ins, and services. This Privacy Notice does not apply to those third parties, and we are not responsible for their privacy practices. We encourage you to review their privacy notices before providing information to them.

15. Region- and State-Specific Disclosures

Depending on where you live, you may have specific privacy rights under applicable law. We may provide additional disclosures for residents of certain states, countries, or regions.

Nevada residents may request to opt out of certain future sales of covered information by contacting us at dataprotection@openigloo.com.

Residents of Virginia (VCDPA), Colorado (CPA), Connecticut (CTDPA), Texas (TDPSA), Florida (FDBR), and other states with applicable comprehensive privacy laws may have rights to access, correct, delete, and obtain a portable copy of their personal data, as well as to opt out of the sale of personal data and targeted advertising. To exercise these rights, contact us at dataprotection@openigloo.com. You may also have the right to appeal a denial of your request; instructions for doing so will be provided in our response.

16. Updates to This Privacy Notice

We may update this Privacy Notice from time to time. If we make changes, we will revise the Effective Date above and, where required by law, provide additional notice.

U.S. State Privacy Disclosures

These disclosures supplement the Privacy Notice above for residents of states with applicable privacy laws.

18. Categories of Personal Data We Collect and Disclose

Depending on how you interact with Openigloo, we may collect and disclose the following categories of personal data:

  • identifiers, such as name, email address, phone number, account identifiers, IP address, and similar identifiers;
  • customer records, such as billing details, account records, and transaction history;
  • commercial information, such as search history, saved listings, preferences, application activity, and service interactions;
  • internet or network activity information, such as browsing activity, device data, and usage logs;
  • geolocation data, including approximate and, if permitted by you, precise location;
  • audio, electronic, visual, or similar information, such as call recordings, chat logs, and video or images collected in connection with events or offices where permitted by law;
  • professional or employment-related information where relevant to a business relationship;
  • sensitive personal data, where applicable, such as precise geolocation, account credentials, government ID information, financial account information, and certain application-related data; and
  • inferences drawn from the information above, such as predicted interests or preferences.

We may collect this information directly from you, automatically from your browser or device, from affiliates, from business partners, from service providers, from public sources, and from other third parties.

19. Sales, Sharing, and Targeted Advertising

Some disclosures of personal data to advertising networks, analytics providers, social media platforms, or similar third parties may be considered a “sale,” “sharing,” or use of personal data for targeted advertising under certain state privacy laws.

Additionally, certain disclosures of personal data to housing partners — such as landlords, brokers, agents, and property managers — may also constitute a “sale” or “sharing” under applicable state privacy laws, depending on the nature of the disclosure and applicable law. Where required, residents may opt out of such disclosures as described in Section 8 and Section 22 of this Privacy Notice.

These disclosures may involve:

  • device identifiers;
  • cookie IDs and similar tracking identifiers;
  • hashed email addresses or other pseudonymous identifiers;
  • internet and usage information; and
  • inferences about your interests or preferences.

We do not knowingly sell or share the personal data of individuals under 18 for targeted advertising purposes.

20. Sensitive Personal Data

To the extent we collect sensitive personal data, we use it only as reasonably necessary to provide requested services, perform contracts, comply with law, protect safety and security, prevent fraud, verify identity, or for other purposes permitted by applicable law.

We do not use or disclose sensitive personal data to infer characteristics about you except as permitted by law.

Where financial or income-related information is collected in connection with your use of Openigloo — such as budget ranges, income estimates, or financial qualification details — we may use such information to assess fit, personalize housing recommendations, and share relevant financial signals with housing partners as part of connecting you with appropriate rental opportunities. We do not share raw government-issued financial documents or full account credentials for commercial lead or data purposes; derived signals and ranges used to match renters with housing partners are treated as commercial data governed by Section 8 of this Privacy Notice.

21. De-Identified Information

We may create and use de-identified information as described in this Privacy Notice. Where we maintain information in de-identified form, we will maintain and use it in that form and will not attempt to re-identify it except as permitted or required by law.

22. Your Privacy Rights

Depending on your state of residence and subject to applicable exceptions, you may have the right to:

  • know whether we process your personal data;
  • access personal data we hold about you;
  • correct inaccuracies in your personal data;
  • delete personal data;
  • obtain a portable copy of certain personal data;
  • opt out of the sale or sharing of personal data;
  • opt out of targeted advertising;
  • appeal certain decisions we make regarding your privacy requests.

We may need to verify your identity before acting on your request. We may also deny requests where permitted by law, including where we cannot verify your identity or locate the relevant information.

Authorized agents may submit requests on your behalf where permitted by law, subject to verification of their authority.

23. California-Specific Disclosures

California residents may have additional rights under California law.

California categories of personal information: The categories of personal information we collect may include:

  • identifiers;
  • customer records information;
  • protected classification characteristics where voluntarily provided or otherwise permitted by law;
  • commercial information;
  • internet or network activity;
  • geolocation data;
  • sensory information;
  • professional or employment information;
  • sensitive personal information; and
  • inferences.
