Location - proximity to bars and restaurants. Also, there is a dishwasher, and good storage above kitchen and bathroom.
Cons:
The closet in this unit doesn’t fit adult hangers, so I had to purchase Children’s size hangers just to be able to use the closet. The unit is poorly insulated when you have an AC unit in the window so in the winter you are constantly freezing unless you go through the hassle of removing it. The shower is tiny, and when someone flushes or is showering in the building at the same time as you, you’re either burnt to a crisp or freezing the cold. The hot water heater in the building also goes in and out quite a bit. The hallways are very loud and any time someone is in the hallway or the staircase you hear everything. The management company is slow to respond, and when they do they’re very rude. They’re also now charging almost $2k/month plus a brokers fee for the unit because the landlord doesn’t want to front that cost anymore, which is absolutely ridiculous given the size. At most, this unit should be worth $1,500 based on size and building amenities, which are none. It’s literally less than 300 square feet.
Also, the front door of the building that faces the street is always unlocked, so people often wander into the entry way to seek shelter, and there’s a lot of package theft for things that get left there instead of being placed behind the locked door. I’ve had people standing there some nights when I’m trying to get home, making it unsafe for me to get into my apt.
Depending on your budget, and ideal neighborhood, this is not the building I’d go for. I’ve had friends secure better apartments for a fair price, and the property managers are much nicer.
Advice to owner:
Stop overcharging for a boiler room under the stairs. This apt is less than 300 square feet.
