Beautiful, unique & spacious, but severely lacking in many essential areas

Pros:
- Huge living area, a lot of character - Large windows in front of building - Month-to-month lease with infrequent rent inflation
Cons:
- Very old building with no substantial work done over the last 50 years, no standard building inspections for at least 10 years - Landlord lives out-of-state and takes ages to address apartment issues (up to a year), expects tenants to pay out of pocket for most repairs and submit for reimbursement - Paper thin walls, no insulation (freezing during winter and no control over heat), can hear everything upstairs/downstairs/outside - Only 1 window able to support AC unit and it’s in the hallway - Terrible WiFi (broadband only, because they will not rewire the building) - Tons of holes/cracks that are impossible to fill, so a decent number of mouse visits (can also hear them in the walls) - Drafty/broken windows that landlord will not repair - Only two of three bedrooms have windows, and one of the two rooms has only one window that is very small and not usable as it opens into a courtyard filled with rodents - Unmovable furniture left by landlord - Very damaged floors with splintered wood throughout apartment - Electric stove - Broken buzzer
Advice to owner:
Communicate more effectively with your tenants, resolve building issues promptly, schedule inspections to ensure safety of building for your tenants, rewire building for stronger WiFi — really, just make this apartment livable.
