Good & decently quiet building for the most part

Pros:
Super quick to respond to any maintenance issues. Though it has no buzzer or intercom system, hasn't been a problem for receiving packages
Cons:
Rent was increased above the new legal guidelines imposed by the Good Faith Eviction Law on a less than 12 months lease. Only reason why i'm leaving

Great apartment until it wasn't

Pros:
-Overall experience was mostly positive for the first ~3.5 of our 4 years of tenancy and, during that time, the landlord was accommodating and fair with rent changes
-Superintendent is very kind and helpful
-Units are charming and many still have original details
Cons:
-Heat, hot water, and gas all turned off mid-December 2022; heat and hot water fixed later in January of 2023 but gas was still not functioning as of August 2023 when we moved out.
-Despite heat / hot water issues and gas not working, the broker representing the landlord asked for a rent increase ~1.5 months prior to lease end. Initial ask was ~4% but when we asked to pay existing rent until a new stove was installed / gas was fixed, they came back and asked for a ~9% increase instead, essentially saying that they had done market research that justified a larger increase. Per HSTPA, landlords cannot increase rent more than 5% for tenants of 2+ years without providing written notice 90 days prior to lease end, so when we pushed back, we were given the option of paying the original ~4% increase but for a 4-month lease only. Knowing that they'd then be within the HSTPA-mandated 90 days for a rent increase of greater than 5%, and assuming they'd take advantage of that, we decided to move out.
-Security deposit was not returned until mid-September; when we asked for updates, we were told to "just wait patiently."
