    nearly everything else
    Advice to owner:
    spend a little more in capex to keep the units cleaner. this is a ~100 year old building and most of the FF&E in my unit is very dated. no dishwasher and kitchen sink is laughable. toilet bowl needs to be replaced.

    also, raising rent during a pandemic is a bit laughable...
