intimate (two units plus restaurant), unbeatable garden view, proximate to 3 subway lines, surrounded by excellent restaurants and conveniences (Citarella, Jerri’s Cleaners, Ansonia Pharmacy, Jefferson Market Library, and countless more), responsive mom-pop landlord, excellent west village location

lack of door buzzing system; kitchens and common areas are dated but far outweighed by Pros above
