Pretty good for Manhattan
Pros
The building is newly renovated and pretty clean. I saw zero rats and maybe 2-3 cockroaches the 2 years I lived here. It also tends to be pretty quiet despite being in a prime location in the middle of WV.
Cons
Super and wife are very grumpy. Can be unresponsive. No way to predict rent increases and tough to negotiate because they’re in demand
Beware of 6th floor and any of the “B” Units (ex. 5B, 4B, 3B)
Pros
You cannot beat this location in NYC. It’s in the heart of the WV. Fellow tenants in the building are generally quite nice and there are a number of people who have lived here for years.
Cons
I’m writing this review to warn of an issue in the building. While it is improving, I know that as a potential tenant I would have liked to have been warned about an issue in the building before leasing. One of the units on the 6th floor has an ongoing cleanliness issue that is attributing to a roach infestation issue. Unfortunately this frequently results in roach issues for the apartments directly beneath it in the building (i.e. those that are the B apartments, so 5B, 4B, etc.). I’m not sure how the units on the 6th floor are impacted by this. To the building’s credit, every two weeks an extermination company comes to the building; however, as the majority of the issues appear to come from one tenant on the 6th floor, it’s pretty crucial that the exterminator can come into that unit to spray and that’s not always the case. Another issue to beware of is that the radiator makes the apartments extremely hot in the winter, even when the radiator valve is shut off. I imagine this is an issue for many pre-war buildings but it’s something to be aware of.
