- the people in the building are relatively young, and pretty friendly (one guy loves to sing show-tunes during the day) - the super and his brother are really kind and available - the location is perfect. You’re basically on ALL of the trains - the apartments themselves are in good, clean condition
Cons:
- the landlord and management company say they’ll have your back, but they don’t. I was told my lease renewal would be based on the advertised price, but when I got the lease there was a Covid “deal” that no one told me about, even though I had asked. Now my rent is going up $600/mo - the common space (stairs, hallways, mail area) are not well maintained. There is plaster falling off the walls, tiles missing, and light fixtures that are broken. - the water pressure is fine but the showers are old and don’t maintain a consistent temperature and constantly go from hot to cold
Advice to owner:
- honor your commitments, even if they are verbal and not in writing - invest in building improvements

Pros:
Short walk to Union square, West village, Highline. Amazing value — below market rents and minimal yearly increases. Exposed brick walls in some units. Super was pretty responsive.
Cons:
Walk up, tiny bathrooms, the occasional water bug, no good system for package deliveries. No laundry (though laundromat across the street).
Advice to owner:
Thank you for charging a fair rent. Could market the larger railroad apartments as 1 bedrooms, upgrade the bathrooms, make the roof more accessible/usable..
