Pros:
Responsive landlord, no pests, good size living room
Cons:
No garbage room, packages received from deli, subway noise

Pros:
Only 3 units in the building, roof access with a nice view, landlord is easy to get ahold of and is very responsive.
Cons:
Bad neighbors, there is a hostel on the block which adds to the crime in the area. Loud noises and vibrations from subway underneath building. Horrible heating, and literally NO insulation in the walls.
Advice to owner:
Insulate the walls and install better heat. Provide better lighting outside the front door. FIX THE INTERCOM.
