Can't beat the location

Pros:
The Superintendent and family responds promptly.
Hallways, laundry, trash areas are always clean.
Pest control sign up sheet monthly.
Cons:
Old NYC buildings and their never ending heat problems. Winters goes from bundling up indoors to dry blasting all your sinus cavities.
Slow elevator.
Old and not enough laundry machines.
Packages gets frequently stolen, mostly from strangers getting into the lobby.

Basic building, no perks, not for long-term

Pros:
Location isn't horrible, some units are definitely good (highly variable from unit to unit), people seem nice
Cons:
Not very clean (common areas like basement for laundry is right next to the trash and there are rats and just not a great feel), multiple packages have been stolen (almost monthly, and the sign that there is a camera on the premises is a very blatant lie - super told me explicitly there is no camera to check), bugs, super is very nonresponsive.
Advice to owner:
Upgrade units that are still very old in nature; try to upgrade building as a whole in ways that make it better for all and not have individual unit owners only focus on their unit
