Mostly a good place to live
Pros
The apartment itself has nice pre-war features. The walls between the units are thick, so I often forget I even have neighbors. The neighbors are all great people, and we're all on a first name basis. The landlord and super are responsive and issues are fixed promptly. The unit itself doesn't have any major issues, and the building has solid bones. Despite being above a restaurant, there haven't been any pest infestations. Landlord also accepts electronic payments with autopay.
Cons
By far, my biggest complaint is the noise. This building has the unfortunate misprivilege of being right on 2nd Ave right off the Queens-Midtown Tunnel exit meaning the block is LOUD. The windows aren't the most soundproof, so you'll hear a lot of honking and truck traffic. I can't even open the windows due to the noise and exhaust. Sometimes, the hot water spigot sometimes randomly stops working, but playing with water main knobs always solves the issue.
Advice to the owners
Consider eventually replacing the windows for better soundproofing. Also have the pipes inspected and cleaned out to increase the water pressure.
