Good building, ownership could be better

Pros:
Building is in a perfect location, neighbors are friendly and nice
Cons:
Property management is a bit disorganized, thought our lease ended on a different day than it actually did, then raised out rent and charged us a pro-rated raise since they missed our original lease ending date.
Advice to owner:
Be more organized

Beware of Philip Widlanski buildings - UWS

Pros:
Location and apartment layouts. Pets allowed. Good light. Thick old walls means you don’t hear your neighbors.
Cons:
Building is poorly maintained. Electrical setup is potentially dangerous. (Few outlets with extension cords upon extension cords is the buildings solution) Exterior needs help. (Leaking plaster underneath windows) Old kitchens and dreadful bathrooms. Dirty hallways. Water will burn your skin badly if you’re not careful. Maintenance is so poor it’s often better to call outside help and pay for it yourself. (Buildings maintenance man Zali is miserable and his team does a sloppy job). The landlord is overall rather neglectful.
Advice to owner:
It is becoming clear to the neighborhood which buildings you run, they look quite shabby from the outside (and inside). You need to do some serious work on doing basic updates to the interiors of your buildings before you have a lawsuit on your hands. (Update electrical setups) Some of these setups seem like they’re on the verge of being dangerous. Update your kitchens and bathrooms. Clean up the hallways and the garbage outside of your buildings.
