Location is NOT Everything.

Pros:
- Location (and balcony on top floor) was nice before on-going construction and plumbing issues began, putting my service dog and me fully out of work. But a fine place to live if you hate showering/bathing and/or can sleep through construction shaking your apt and taking over the balcony!
Cons:
- The Super will not believe anything you say and therefore will not fix things. For example: Unit 5A had no hot water for 2 months straight in the winter and only an actual dribble of water pressure for 5 months. Was gaslight by the super because one unit's plumbing could not possibly be broken if his "was fine" and was hung up on by the landlord multiple times. A plumber finally came, had to come back 5 times and was never informed of when they were arriving - even when that included drilling into the shower for hours on end.
- On-going construction on the building next door:
1) Is constantly messing with the cables so internet is constantly in and out.
2) Is allowing their workers to jump from 147's rooftop onto 145 W 85th's rooftop so intensely that lightbulbs in the ceiling have come out, pictures have come off the walls, and worst of all: gave my Service Dog fully diagnosed PTSD and put her out of work and therefore me as well.
3) Construction also has taken over 145 W 85th's balcony usage with NO consent but landlord nor 311 will do nothing about it - so tenants on top floor will have no use of their balconies or the right to quiet enjoyment until that construction is done. Balconies will be covered in more bricks, dust, and other debris until that construction is done.
- Angry neighbor will yell at you if you or guests make any noise in the hallway.
- Another neighbor on 3rd floor is an indoor chain smoker. It does drift up; worsened my asthma over time. As well, doors are not up to Fire Code so there are big holes in top and bottom of apartment doors. All of your clothes and furniture will smell like smoke.
- God forbid there is a fire, doors also do not close on their own as required.
- There have been a few gas leaks from the old stove tops, too. Super will ignore (very helpful when you have no sense of smell and only know because a friend happens to be over...).
- Super will have your number but will not call/text or give any other warning about entering your property. Will enter to do loud work if he says, even if you’re in the middle of a meeting.
- Oh and don’t bother with the online portal the landlord has set up - they don’t check it. You want to call the landlord directly? Good luck. They may take a message but never call you back, even if you’ve tried for 2 months in a row. They will also ignore anything you say and hang up on you if you try to question their response against the actual LAW.
- They will never send the lease renewal on time. Know your rights/look up the law.
- Some units come with AC units installed to the wall - all broken but they will not replace even though that is in the lease.
Advice to owner:
Do not breach the warrant of habitability nor the right to quiet enjoyment when attempting to raise rents above market rate for the amenities, or lack thereof, available in this property.
