The elevator in the building was larger than most and always worked. Common areas were kept clean and my apartment was pretty quiet (outside of the concert pianist who lived down the hall—luckily he was very good).
Cons:
There was a period of time when trash removal became an issue and as a result I saw cockroaches in the basement and even a few in my unit. I later learned that the super had passed away rather suddenly. Once the new super was hired the issue resolved. Bathrooms were outdated.
Advice to owner:
Update the bathrooms

Pros:
The on-site superintendent (Sammy, I pray they keep him there) is a very responsive, good natured, yet professional and hard working person. He is harmonious and expects people in the building to be courteous. He is very involved when there is packages stolen from the building like during the holidays, as there is no doorman even though there is security footage. The heat and regular pest control are fine. The building is old but in a highly safe and quiet low traffic area despite being crammed next to two major avenue streets. Many quiet single professionals in the building.
Cons:
The lobby could be renovated a little better since it is starting to show its age but it is very clean otherwise. The dryer and washers on the lower level (there is only two of each) do not always work perfectly and sometimes the dryer does not get hot enough or the washer will eat your socks.
Advice to owner:
Please consider renovating the elevator.
