Fantastic Location, Building Needs Some Work.
Pros
- Neighbors are quiet and mostly young professionals. - Walls and windows are nearly soundproof making it easy to get a good night’s sleep. - Units are clean and mostly well kept, and some have been recently renovated with brand new finishes. - Prime location with tons of bars, restaurants, gyms, salons, and much more. - E, M, 6 subway stops are a minute away from the building, and conveniently located near many other transit options, including citibikes. - Very walkable and nearby beautiful parks such as Central Park. - No carpeting and only tiles in public areas and stairs of the building, which is a plus.
Cons
- Building is right next to a homeless shelter called Samaritan Village, which can sometimes become unruly and sketchy. - Building and certain apartment units are quite old and needs major renovations. - the entrance area is shared with two commercial spaces: a bar (Strangelove) and a food shop (Kati roll), thus it is common to see people loitering, smoking, and speaking loudly on the building’s stoop. - The apartment units don’t get a lot of light, except certain rooms that are street facing. - Very narrow and long walkways makes it challenging to move furniture or bulky items in and out of the building. - Garbage area feels dangerous as it is not at the ground level and feels like you can easily fall in the stairs leading up to the trash site. - Trash area often overflows, causing many residents to dump their trash bags and other waste items by the mail area. - No live-in super, which makes it difficult to get maintenance issues resolved on time or for proper upkeep of the building. - Public areas and walkways are rarely cleaned, thus the accumulation of dust.
Advice to the owners
- Regularly maintain the building and replace worn out amenities. - Frequently clean the walkways and other public spaces around the building. - Trash area needs to be rethought and kept cleaned without overflowing into the building’s mailroom. - Assign a live-in super to manage this specific building.

Back patio and accessibility to subway
Cons
Saw mice and cockroaches far too often. Thank god for Home Depot around the corner to get an electric mouse trap. Additionally, we had major heat issues.
