Cons:
Building is filthy, always. People smoke and drink in the stairwells and leave their butts and cans everywhere. There are roaches, mice, and water leaks. Hot water goes out regularly. Appliances in apartments are old and leak gas. There will at any time be a group of 5 plus dudes just hanging out in front of the entrance, all friends of the Super, gambling, selling puppies, smoking, or fixing vehicles. The Super does nothing and usually calls a buddy with questionable experience to fix anything. The building is completely unlocked 24 hours a day (that’s right, 0 security) and your packages will be stolen 100% of the time. Your mailbox will barely lock and will often just be open. The block is really pleasant, all other buildings look clean and maintained. This is by far the worst one.
Advice to owner:
Hire people who actually care to maintain the building. Have it cleaned. Fix the locks. Install an intercom in each apartment. Replace old appliances.Discourage loitering out front. Fix leaks and repair damage from leaks. Just, generally, care about your tenants.

Pros:
I love the park across the street and Dan's store downstairs, these things make it feel like a neighborhood. theres even a beautiful church on the block.
Cons:
the building has gone to crap with the new management. they won't replace the boiler and the water will be cold at least 1 week a month. There are leaks in the building and they will not repair them leading to holes in the ceiling and mold in the walls. The super manages 16 buildings, so he never answers his phone and sends you to management to request anything, including emergencies like a leak in your apartment. This new management company also raised all the rents in 1 year after they came by more than 30%. nearly 70 percent of the tenants left (mostly older and elderly). these people are no good. I would not live here under this new management that doesn't care at all. THey have mounting DOB and HPD violations to prove it.
Advice to owner:
hire a new super and one that manages less buildings. dont raise the rents by over 30% in 1 year.
