Pros:
The building has good heat in the winter, and the apartments are spacious.
Cons:
Update!!

We moved out of this apartment (finally), and as expected, the landlord dragged his feet on returning our security deposit. In addition to that, he deducted money from the security deposit for preexisting damage. If you do rent from him, make sure to video record the apartment before you take possession, because he will try to blame you for the damage. If a “thorough” walkthrough had been done when the last tenant moved out, this would have been discovered.


There are far too many to list all of them, but I will list a few.

Management isn't very responsive, and we have had to threaten litigation to get some basic repairs done in our apartment. I suspect we are one of the few people paying market rent, so you would think that management would take our concerns seriously.

The building has several security cameras, but none of them work, so thieves can simply steal packages a will.

There is a homeless man that sleeps in the vestibule, and spews profanity when he is inebriated.

Some of our neighbors live like savages, and think nothing of leaving their garbage in the hallway, in the elevator, or in the lobby. It's not uncommon to find people smoking in the building (despite the no smoking signs).
Advice to owner:
How about giving those of us that pay market prices what we pay for.

Pros:
Our apartment was newly renovated prior to us moving in.
Cons:
The renovation to our apartment used cheap materials and was poorly done. The lobby is dirty, dark and there is OFTEN a homeless gentleman sleeping in the foyer. Our packages are stolen so often that we stopped having things delivered to our home. The security cameras are "broken" so no one is ever held accountable for the stolen packages. There is often trash in the hallways and on the staircase and tenants smoke in the stairwell. Half of the washers in the laundry room do not work - we have been told several times that they will be fixed but they have been broken the entire year we have lived there. The trash area and laundry room are disgusting. Roaches everywhere.
Advice to owner:
Invest some of the money from the high rent you charge into repairing and maintaining common areas. Hire a super who actually maintains the building.
