While roaches abound and packages are stolen, landlord keeps increasing rent

Pros:
Super is very nice and responsive, neighbors are generally good people, and the building is super quiet-- a rarity in this neighborhood. Recently updated laundry room is pretty great, though I imagine the landlord will try yet another major capital improvement request for it.
Cons:
The landlord is constantly applying for major capital improvements while doing "updates" that are cheap, ugly, and actually reduce the quality of life-- see putting sheetrock over the original pressed tin wall coverings in the hallways, making the hallways narrower and now having walls that are constantly scuffed up, scratched and dented.

There are major roach infestations of both the little guys and the big, creepy flying ones. We've paid thousands of dollars in exterminator fees, personally, but the landlord does nothing, so the infestations keep happening because it's building wide.

Packages are CONSTANTLY stolen, and the landlord's solution is to just update the code on the package room, which clearly doesn't work, or it would have the last 10 times they updated the code. It's obviously someone who lives in the building, as several times, torn package boxes have been found in the upper floor stairwells. Landlord does not care about this at all, and will just call you to tell you it isn't their legal responsibility.

Building management is condescending and rude, and is entirely disinterested in helping you, only in covering for the landlord in the event of a legal issue.
Advice to owner:
Find a better package solution, fix the roach infestation, and stop doing "improvements" that make the building worse and look cheap, while you make the rent more expensive.
