Pros:
Love how close to both subways this building is, close to many shops as well. The location is perfect the building is well maintained for a NYC building. Quiet building as well only in the summer you see a couple people outside
Cons:
Noise level is bad neighbors are loud and annoying and always in your business
Advice to owner:
Maybe try adding a mailroom

Tenants are very nice, 1 bedroom apartment is very spacious, basement very clean
Cons:
Laundry machines frequently break down, staircases are often very dirty
Advice to owner:
Clean halls and staircases more frequently
