OK building, but terrible tenants and not useful super

Pros:
There's a live-in super who can handle super basic issues. There's also a trash and laundry room.
Cons:
The tenants are awful, particularly on the third floor. The super is also not handy and, in order to save money, the management company will often make him try to fix things which can cause considerable stress and mess.
Advice to owner:
Hire a new super.

Pros:
The super of this building is one of the best I've ever had - kind and friendly, super responsive and helpful. The units are nice, open, and clean. You're right next to the GW Bridge which you would think would be noisy and annoying, but it actually sort of provides white noise which is nice.
Cons:
I lived on the fifth floor so when the elevator went out of order that made things difficult. It probably went out 3-4 times a year, for a day or two. Towards the end of our tenancy we had a roach problem, and it was very difficult to get a hold of the exterminator outside of their monthly walkthrough. I also lived below someone's washer/dryer room apparently, because when they did laundry it felt like the ceiling was going to crash through.
Advice to owner:
It would be helpful to be able to email the property owner rather than only have a phone number to call with issues. Lovely building though.
