Used to be a great building, now just good

Pros:
Great location
Generally good neighbors
Generally quiet neighbors, with a few exceptions
Current super is good
Cat friendly building, dogs not allowed (though still see them)
Cons:
- If your windows face the street, it can get very noisy sometimes (but not always)
- Management seems more interested in lipstick projects than meaningful changes (replaces interior decor of elevator while the elevator itself continues to break down repeatedly over next year, replaces washing machines but hardly ever repairs the new ones when they break down which is often, etc.)
- Building manager is pretty awful. Expect pinny pinching on heat (to the point where you'll need to call 311), lying to or ignoring tenants, etc. Fired a previous super who regularly went out of his way to help tenants. Often 24 hours communication or less (or none) of major events like interruption of water, etc.
- Dirty water (especially hot water if someone else above/below you is running theirs too)
- Laundry room has been largely non functional for a long time now (it takes months for service to be called when washing machines and dryers break down - as I write this all washers and dryers except one of each have been out of order for close to four months)
Advice to owner:
Take a hard look at your building manager. Make meaningful changes, not just projects to make it pretty for potential renters. Put in a better door/intercom system.

Quiet, friendly apartment

Pros:
Friendly, quiet neighbors. Generally clean, a fair amount of families with young kids
Cons:
Apartment was extemely dirty upon move-in, Elevator goes down 1x a month, package room is disorganized, pest control is inconsistent
Advice to owner:
Better turnover of apartments, more structured pest control
