Pros
Apartments are large by NYC standards, bldg has elevator and laundry. You can make a home here especially if you are willing to handle your own repairs and maintenance and are not bothered by the Super and Landlord's ineffectiveness.
Cons
Dirty and poorly maintained building. Non-communicative Landlord. Super is ineffective, repairs are mediocre, unreliable. Renovations appear shiny and great but are often poorly executed and materials appear to be bargain seconds. The Landlord does not comply with City and State's Administrative Codes. The Building entry, intercom, mailboxes, hallways, lighting, and apartment doors are time worn and desperately in need of repair or replacement, antiquated intercom leads to anyone being let in and package theft. Building hallways are in terrible condition, the walls are in desperate need of paint and apartment doors are mismatched, chipped and generally in awful condition. NO steps were taken relative to Covid-19 for cleanliness, etc. Things to be aware of: possible unabated lead paint in some units/areas, check any peeling paint, do not agree to super's handling of removal, insist on proper abatement professionals; walls around windows are deteriorating due to the need for exterior brick repointing

Respect your tenants, respond to their inquiries. Take responsibility or sell.
