Well-staffed with friendly and professional staff, especially the doormen and package room concierge team. Your get to live in a storied pre-war building that everyone knowns and has a reputation for attracting artists, designers, and other creatives, as well as a few celebrities over the years (though they most likely lived in the co-op apartments and not the rentals). Steps from the High Line and a decent amount of good restaurants and retail. Prices feel fair and Rose Associates management quality is above average (I also personally think it's better to have an institutional property manager than to rent from an individual or mom-and-pop landlord in NYC).
Cons:
Pre-war building comes with the typical issues: old heating system is hard to adjust, apartments have been turned dozens of times and there's some sloppy painting and/or finishes in different spots.
