I've lived in the building for about four years and the apartments are very spacious and reasonably priced since it's condos. I also like the location between 2nd and 3rd aves and as it overlooks the quiet street of 91st, it feels very residential and community vibes.
Cons:
It can be very challenging to rent through an owner - it requires extra approval for repairs and the apartments are old and not the best maintained (which could lead to pest problems and general appliances breaking down more frequently).

Responsiveness of management company and maintenance staff, outdoor play space for kids, pedestrian street.
Cons:
In 1623 building, when service elevator is being used, the wait for the other elevator is occasionally long.
