Decent building, nice staff/neighbors, but so-so build quality and overpriced

Pros:
The staff are the friendliest I've encountered since living in NYC. They always greet me when I come and go (and they remember my name too!). The maintenance team is responsive and friendly. The units have great city/river views, especially on the higher floors, and most of the apartments have private outdoor space.
Cons:
Construction quality is lacking. For example, my windows leak during wind-driven rains - meaning I can't keep anything delicate on the sills. (In fairness, they are in the process of sealing/fixing all the windows in the building). As expected from an apartment (rather than a condo) building, the walls are rather thin and little things like the doorknobs and plumbing fixtures feel somewhat flimsy.
The HVAC units aren't great - they are centrally controlled, so at any given time of the year they blow *either* hot or cold air based on whether it's heat or cooling season. Thus if the city is experiencing unusually warm weather in late October or early May, you will have to tolerate it. The hallways on each floor aren't effectively climate-controlled and are quite chilly in the dead of winter.
The Cole is hardly the only rental building in the city that has these problems, but the rent is quite expensive compared to other nearby properties. I've seen less-expensive condos for rent by individual owners in other buildings that are nicer, larger, better-built, and with more amenities.
The onsite gym has good cardio machines but virtually nothing in the way of strength training, except for a Bowflex machine and a few mismatched dumbbells. You will need to join a real gym if you are a strength trainer. There used to be a Starbucks coffee maker in the top-floor common kitchen, but that was removed by the new management.
Advice to owner:
Consider equipping the gym with more/better strength-training options, as well as amenities like the coffee maker we used to have.
