Pros:
This place has some of the most reasonable rent you can find in the city for a building with a doorman and a gym. The 1 bedrooms are very good for flexing; you can still have a living room with the office/den and the flexed bedroom ends up being huge (same size as the master if not bigger). The doormen are extremely nice, polite, and go out of their way to help you (s/o Carlos and Maurice). The location is convenient to major train lines and there are a lot of affordable restaurants/cafes on the block. The gym is pretty good if you just want a very simple place to work out.
Cons:
For over 6 months, we had intermittent outages of heat and hot water lasting anywhere from 1 hour to 3 days. This happened on some of the coldest days of the year. Management will tell you they are fixing the boiler permanently, but the boiler always seems to break once again. Management (Sharon Bernat) was not responsive until we threatened to stop paying our rent entirely; she ended up giving us and some other tenants an abatement. On another occasion, we submitted a maintenance request to our super to fix something and he did not address it for two weeks. When we raised the issue to management, he showed up at the door berating my roommate because we tattled on him and he presumably got chewed out by management. Other tenants in the building said he frequently requested payment for repairs but I did not ever experience this myself .
The location has gone downhill since COVID; it's not atypical to see needles on the street, homeless people right outside the building, etc. There was an issue with a homeless person sleeping on the roof unbeknownst to management for a period of weeks. The doormen, while very nice, usually watch TV during their shifts so there is not much security here at all.
