Predatory equity. The Landlord trying to force rent stabilized tenets out
Pros
Large apartments, court yard near transportation
Cons
The landlord leaves things unrepaired and then claims they were repaired in housing court and then doesn’t show up to housing court or repair appointments but then again says reports repairs were made. The whole places was without gas for almost a year, some people didn’t get gas back for more than a year.
Advice to the owners
Treat people like people
Bronx zoo, LITERALLY.
Pros
If you get lucky you might get remodel apartment since the landlord wants to desperately rent & be competent with the price, yet the building is like 300 yrs old. Clothing stores & shopping centers are about 10 mins away and so its the subway & public transportation.
Cons
Lousy neighborhood with huge rats running all in the front of the building and all across i the center patio. The building is dirty and falling apart. If one walks too hard one may feel as if the ceiling might fall apart (which has Actually happened). people get in front of the building & act crazzy & loudd all summer long, let me narrow it down for ya’ll , It’s pretty much a zoo.
Advice to the owners
Visit the property from time to time, invest in the cleaniness of these building, control these pets ( rats) by buying rat poison & throwing it by the garbage. Post recycling garbage so tenants could actually recycle (for those of us that actually care). YOUR TENANTS DESERVE HEAT, STOP TRICKING Tenants by TURNING OFF THE HEATER ALL DAY and NIGHT & turning it on for a few mins at 7 a.m. some of us do not use programs to pay our rent. Be considerate. Hire 2 supers that actually do maintance & repair work. My tub had water leaking from the faucet for like 5 years because Carlos (the previous super), said it was not possible to fix.
