Seven Years of sharing our building with MICE is far too long!

Pros:
Great, hard working, respectable neighbors and a good neighborhood.
Cons:
Seven years of mouse infestation, water leaks in our lobby vestibule and inside our apartments, no extermination services and poor owner response and repairs. Many repairs have only been done after complaints to the city were filed.
Advice to owner:
The tenants in this building are primarily all hard working, clean and responsible families, many have children, some with special needs and all pay their rent. They ALL deserve the same respect, vermin extermination and other necessary services that you have ALWAYS provided to your higher paying, and more transitory Fordham University student, and other tenants in all of your other properties. A seven year, unabated infestation of mice with no extermination services provided in over fourteen months is too long to have been allowed to exist.

Fordham University Landlord Neglects Long Time Rent Stabilized Tenants

Pros:
Great working class, family centered neighbors, hard working, experienced men, assistants to the super, who've maintained cleanliness in the staircase, hallways and main lobby area.
Cons:
According to the DA's office, back when he took ownership of our building in 2014, our landlord, Pasquale Perretta, owner of Lorillard 188 LLC, aka Belmont Realty, an exclusive Fordham University student rental company, committed consumer fraud when he charged me, and at least three of my neighbors, a second security deposit after not receiving the ones the former building manager, and husband of the owner, Ahmed Badi, owner and operater of Arthur Men's Fashion in Belmont had on deposit. According to the DA's office as our building is rent stabilized Perretta was required to get these monies from the previous owner, and even after receiving a letter from the DA's office requesting he do so, and my providing him with two successive, previous leases that showed Badi had a security deposit for me, he still refused to return the illegally obtained second amount. We've also had at least four separate leaks in the lobby vestibule from 2016 up until this past May 2020 that have, at times, taken them weeks to repair and on two occasions in 2016, these downpours have extended into my front bedroom and living room, causing portions of my ceiling to collapse and soaking and causing me to need to purchase a new mattress and box spring as well as launder three large bags of recently washed clothing, needing to discard some of these clothes as well. There have also been over half a dozen leaks in the bathrooms in the line of apartments above mine which have led to ceiling damage, mold forming and the eventual collapse of ceiling portions on at least three occasions. Lastly we've had a mouse infestation in the entire building for the past seven years, no proper or regular extermination services provided and requests for a building wide extermination of these vermin have continuously been ignored.
Advice to owner:
Return the fraudulently obtained security deposits to the tenants you have taken them from, hire a super who is actually capable of making proper and timely repairs and hire a licensed exterminator to rid the entire building of the mouse infestation that continues to plague us.
