Location is the best part
Pros
Location, other tenants nice
Cons
The landlord is very unresponsive to anything that isn’t what they deem an emergency - Tons of issues with the building itself - personally encountered a broken buzzer (still not fixed), LEAKS (so many leaks) faulty radiator, very very poor plumbing/drainage in general, problems with opening my front door (dangerous for emergencies), hot water has stopped working briefly on occasion. (The building’s handyman that comes to fix things is very kind and usually responsive)
Advice to the owners
I think they are aware of what they are doing / not doing so just do your job and fix things.
Caution: this building will ruin your life
Pros
The neighborhood. That’s it.
Cons
There’s a lot to share, unfortunately. The landlord is probably the worst of human beings, let alone landlord. She’s unresponsive, mean, doesn’t hold herself accountable with issues with the building, she refuses to listen and/or believe her tenants when they express concern about the building, she has repeatedly had illegal maintenance done on her building (hence the 22 violations). One issue with the boiler actually resulted in the gas lines being cut off by the city and her tenants not having heat, hot water or cooking gas from October 18, 2019-March 4, 2020. The cooking gas was never turned on as she replaced all of the gas stoves with electric stoves. The woman, Sabrina, should be thrown in jail. Don’t be dazzled by the low rent. It’s low because her building is unsafe and she knows it. The gas is just 1 of the many issues. There was also a substantial plumping problem. I don’t know what it was. It was either raw sewage or everyone’s gray water that should be flowing to the sewage system, but it would flow into my bathtub. So, what was left was smelly, sedimentary water that would land the smell would diffuse through the entire apt. The building also had a substantial rodent problem. To the point where you could hear them scratching at the walls. When I called out the issue to Sabrina, her response was that it’s New York and we have rats… And finally, I had issues with my radiator leaking. I mentioned it to Sabrina several times. Firstly, it took her a few days to respond. Secondly, when the plumber came he didn’t fix the issue. I went out of town for the weekend and the radiator completely broke and flooded my apt. My furniture, sheets, etc were all destroyed. It took her a full week to send someone to repair the radiator and fix the damage to the apt. In that week I stayed in a hotel paid for by my renters insurance.
Advice to the owners
Sell the building to someone who cares about other human beings and not just about themselves
