Unresponsive landlord expects tenants to live in unsanitary conditions

Pros:
It’s rent stabilized and in a great location
Cons:
Have had multiple problems with this building, including the ceiling collapsing, mice and sewage coming up through the bathroom sink. Each time I was met with either no response or that I should handle it.
Advice to owner:
Make your apartment habitable.
