landlord lacks professional boundaries

Pros:
beautiful apartment, lots of space, love the neighborhood, and very fairly priced
Cons:
the landlord does not provide 24 hour notice or communicate effectively with tenants. landlord refused to communicate through email or text, and thus does not allow you to leave a paper trail for when things went wrong (and things went wrong)

a pipe burst in the adjacent building, causing mold to grow on the wall in my apartment, when I pointed this out to the landlord he denied it was mold until I showed him a picture and he finally agreed that it was mold.

there were cockroaches (probably partly due to the moisture in the walls from the mold) - I repeatedly asked for an exterminator and I was told it was my fault. At this point I wasn't cooking, I wasn't entering the kitchen, I would move all of my dishes to other side of the room in fear roaches would crawl on them - I was living in constant anxiety - the blame on me was uncalled for.

on top of all that stress, the landlord would call me and berate me over the phone - and wring me out because I didn't want him to enter the apartment without a 24 hour notice. it was upsetting. it was in the middle of covid - we were all in stress. living in an apartment that had roaches and leaks, the last thing I needed was a landlord who didn't have any boundaries and expected me to be okay with him entering my apartment without my permission.

It's a shame because for most of the time I lived there I was perfectly happy, the landlord situation changed while I was there and the issues only came after that.
Advice to owner:
get a property manager if you can't handle the time requirements of being a landlord
