Awful landlord - weird apartment

Pros:
The brownstone street is nice.
Cons:
The land lady lives downstairs, and it’s clear she doesn’t want to have tenates, but probably has to financially. She does illegal work in the building- for example, she had floors stained at 6pm leaving the whole building to smell of toxic fumes. She does everything cheaply and not according to code. On top of that, she is a bad person with control issues who will fake nice. Don’t be fooled, she is mentally unstable. She once yelled at us for having FLOWERS in the courtyard. Apartment 2 (the one she usually rents out) has a bathroom in the hallway, not in the apartment. And the counters in the kitchen aren’t installed correctly and move when you put pressure on them. Cheap paint and cheap fixes.
Advice to owner:
Lighten up, mean old lady is not a good look
