Best landlord in NYC so far

Pros:
I have lived at 255 for a long time and I'm generally very happy. I have only needed repairs a couple of times.

For a small owner/management company, Harry and Frieda are very pleasant and respectful, and more responsive than many NYC landlords. In negotiation, their initial offers are sometimes bizarre but they value high-quality tenants and they are willing to find a compromise.

It can take some following up to get a work order completed, but they do answer the phone when you call, and if a situation is urgent they will send a contractor or reimburse you for a contractor. Otherwise, Harry will usually handle a work order himself in about 1-2 weeks.
Cons:
Our garbage/cleaning manager smokes as he works. His work takes him in and out of the basement and entry way, and he carries his cigarette with him. The smoke quickly travels through the building and into the units. After his monthly (biweekly? I've lived here for years and I'm still not sure the frequency) clean of the hallways, the building will smell like cigarettes.

The hallways are shabby, and the basement laundry facilities malfunction every other time I try to use them, requiring me to run the load again through the washer, or dryer, or sometimes both. The company has stated that facade, hallways, and laundry facilities are all being refreshed/repaired in 2024.
