Looks great but is actually a sh*t hole

Pros:
The space is great! The kitchen, living space and outdoor space is awesome no doubt about it. Bedrooms are a good size and the half bath is a nice bonus.
Cons:
The apartment is not insulated (multiple fire placed not properly closed) and you electric bill will be more than $700 dollars if you try to keep the house even remotely warm. The "high end appliances" don't work. The dishwasher has no hot water running to it and doesn't get the dishes clean. The washer works but the dryer does not have heat and needs 3+ hours to dry even the smallest of loads. The ice machine is broken. There's rats in the basement, we had mice in the kitchen from the renovations next door. The landlord is not responsive (or at least not to women, the guys upstairs had better luck) and gaslights you when you ask for repairs. There are multiple water leaks in the apartment that are now growing mold the landlord refuses to fix. And last but not least, BEWARE OF THE NEIGHBOR at 194 Putnam ave. He sexually harassed me while I lived there and now has a warrant out for his arrest. Also, he has cameras pointing at the entire backyard and into the apartment.
Advice to owner:
