Looked nice in pictures.
LL appears charming, responsible and sophisticated at first.
Cons:
Long time nearly 70 year old Landlord here is mentally unstable and has a history of violence with tenants.
There were too many cons of living here.
LL has a history of lewd acts towards a young girl/victim who used to lived on the block. She is now an adult. She is effected by him just like anyone who experienced lewd acts by a stranger.
He enters apartments regularly without permission.
Building is unsafe. Double doors in first floor apartment are not secure. He once plastered an aluminum takeout plate to the power outlet just to the left of the entrance doors. It was insane.
Lives above and below first floor apartment.
Pours leftover food like rice and other food in outdoor planters. One summer afternoon I walked up to the entire soil filled plantar was covered in living maggots.
I placed a plant outside of our apartment door and he started throwing food in there. I had to throw out the plant of course.
Landlord here has followed me to work. He would often "work on the facade" minutes after my husband left for work.
I won my court case against him but I have yet to hire someone to pursue the judgement. I was one of the few tenants to have a court case during the pandemic lockdowns. Judge and clerk said it was one of the worst cases they've heard.
I got a restraining order against the landlord. It expired about 6 months after we moved out. He now walks by my workplace smirking at us everyday.
Landlord played loud music in and outside of building every Sunday.
Has several cameras (and their power cords) hanging along the facade of the building.
Has a home depot shopping cart filled various items sometimes in garbage bags chained to his front yard.
During the pandemic we caught him on camera breaking in and robbing us as well as two other men stealing valuables and camera equipment including my portable hard drive and SG cards. I invested in this equipment for art and work.
Daily banging from basement as form of harrassment...7 days a week for hours at a time.
Landlord sat outside house drinking beer all day and doing his own facade construction.
The facade included two windows that led to our bedroom. The locks on those windows did not align so they did not lock securely. We purchased and installed a simple lock for the windows. Apparently/allegedly he once removed the windows after a two tenants signed a lease and moved in.
Landlord has set a fire in the hallway of a building to get tenants out and physically assaulted a tenant.
Landlord would throw food often from second floor of the building into his front yard attracting a flock a pigeons. We had a pigeon infestation also during the pandemic.
Landlord also placed the cow or goat bones on top of the plantar he built ontop of the building mailbox. Tenants were unable to have mail delivered here because of the rats burrowed in the mailbox.
Precinct arrested this landlord 3 times during the pandemic following a warrant for his arrest.
Landlord is also possibly in possession of a firearm. He once flashed one in front of a group of kids sitting on a neighbors stoop because he thought they were laughing at him.

A couple days after installing secure locks for the double door, He called the local fire department, lied to them about a gas or smoke in our apartment so he could legally use them to break into our apt.
The worst came when I waited 5 days to pay him instead of paying on the first and when I won my court case he did some horrible things to myself and my husband. We paid him on time for 18 months before I decided to withhold rent. If we had other options we would have left asap but we gave up our 10 year old tiny studio apartment to make a home in a decent sized place close to work where we spend sometimes 14 hours a day. Aside from the 2019-2021 nightmare we lived in, He then sent a hand written notice that he would increase $2000 for rent. I decided to withhold rent at that moment. So 3 days into withholding, he turned off our electricity and heat and then the water on the 5th day...during a pandemic.

My history? Well I've been paying commercial AND residential rent for almost two decades. The only way I can pay two rents is by working really hard, and being a good responsible tenant. I am a native new yorker and do not come from privilege so this was a devastating blow to people who work hard, contribute to the community and do literally no harm to others.

I had to relocate to another borough to feel slightly more safe. He did remark that he knows exactly where we moved to which is on brand for him but was definitely intimidation. Which is interesting because we went from his building directly to a notorious manhattan landlord, another nightmare.

After we won the housing court case, literally the next day, the nightmare continued, except it was targeted to my business and family. Those incidents have nothing to do with 87 Waverly so I will not review them here.

I have kept quiet because we have a lot to lose and we don't want to be blackballed from getting another apartment. So i'm happy to leave this review if it saves another woman or even a man from being fooled by reasonable rent and a decent looking apartment.
Advice to owner:
Get help, go to rehab or stay away 20ft from my place of work.
