The building is at a great location (basically same block as the C train and a 6 minute walk to the G) with proximity to a lot of necessities on Fulton (Key Food, Post Office, Drug Store, coffee shops, etc). The building has all the amenities (ie. elevator, laundry in the basement, doorman service via 475 Washington, and dishwashers in unit), so I feel like you get a lot for the price and it's a good value relative to other buildings in Clinton Hill. Overall good maintenance from a cleanliness perspective. I love that the building is a pre-war building (built in the 40's), but it's been modernized and renovated in the last 10 years. Nearly all neighbors are kind, professional, and considerate and I haven't had any issues with anyone. There are some downsides and hiccups that are just part of living in NYC, but overall a good building that I would recommend
Cons:
The building is connected to 475 Washington where the doormen and the mailroom is, so it sometimes feels like 92 Gates is the ugly step sister since everything flows through 475 and those tenants sometimes seem like the priority or their process is easier. At the time of this review, the 92 Gates entrances don't have a remote access control to let in guests or food delivery, and this is pretty annoying. The super (Jose) is very nice, but the maintenance in the building can be a bit spotty. It will go for periods of time with no issues and then periods of time where the elevator is broken or one of the 3 sets of washer/dryers are out of order.
Advice to owner:
Separate virtual access for 92 Gates. More responsiveness and attention when there are maintenance issues.
