Nice old building in a good location. The landlord is an individual owner, so you deal directly with him and he is generally responsive and reasonable.
Cons:
The building is old and has many issues: bad floors, bad insulation. The owner is pretty cheap with repairs, doing the bare minimum in most cases. He wants you to take care of all the repairs yourself, and take it out of the rent - which has its pros and cons (more work for you taking care the the place). You also are responsible for trash management, as there is no super in the building. Recurring problems with mice and cockroaches.
Advice to owner:
Don't be so cheap, you're collecting a lot of money from your tenants, use some of that money to make improvements to the building, as it is falling apart. Find another repair man - Yanni does bad work.
