Unresponsive landlord , rats in walls

Pros:
Backyard access, lots of space, appliances
Cons:
Rats in walls and ceilings, unresolved flooding in basement for 9 months.
Advice to owner:
Leave the property empty for a few months and fix the foundation and go into the ceiling without tenants to fix the rat issue.

Quiet and simple

Pros:
The landlord is super responsive and its a quiet neighborhood.
Cons:
There’s not a lot of circulation so the apartment is very wet. It takes forever for my clothes or towels to dry and it makes the apartment feel get moldy.
Advice to owner:
Get a dehumidifier
