    absent landlord, little maintenance

    Pros:
    quiet, few tenants, great location
    Cons:
    landlord doesn't reply to maintenance requests (there are mice and roaches), building doesn't routinely get cleaned, management (landlord's son) is rude to tenants, garbage piles up outside
    Advice to owner:
    take care of your building and its tenants
