This was our first apartment in Bushwick and we really lucked out. The landlords are well-known for being super responsive and understanding (look up Isidore Miller).
Cons:
The only downside here is not unique to this apartment: Living on Dekalb Ave. means a lot of noise pollution, dirty streets, and rats.

Mediocre Apt Mediocre Landlord Loud Street

Pros:
The building was fairly quiet, I didn’t hear my neighbors often unless they were in the hallway. I had bedbugs basically right when I moved in for 4 months. Initially I could not find proof (and therefore my landlord wouldn’t pay for an exterminator) but was getting bitten constantly and trying to trap them that entire 4 months period with various OTC products. Finally found proof and it was taken care of, but that was frustrating to say the least. Wait I guess this isn’t a pro? The landlord is younger and nice for the most part, but was somewhat unhelpful if I texted him (because it was 6 pm, “after 5 pm please email me don’t text” a smoke detector going off on the High ceiling and there wasn’t a ladder to use. If you’re a landlord, have a separate cell? Have everything sorted before I move in? I resorted to emailing after that but it put a sour taste in my mouth
Cons:
You can hear everything in the hallways from the front bedroom door as there is a door leading out to the hallway in that room.
There were a lot of things that were not fixed from the previous tenants when we moved in. It wasn’t the landlord’s fault that the tenants moved out late. But I had to fix a lot of things in the kitchen on my own because i was nervous to text the landlord (see above about texting after 5 pm).
There is a loud bar next door. The first floor is a run down doctor’s office with cockroaches (my packages were sometimes accidentally delivered there multiple times so I was lucky enough to see this multiple times).
The B38 runs on Dekalb Ave and it’s a 2 way so noisy street. Windows don’t provide a solid sound barrier.
Advice to owner:
Make sure the doctors office below has an exterminator that comes regularly
