Nothing--the backyard when we moved in was dirt, and it was our own efforts as previous tenants that brought the backyard up to standard. Things advertised as amenities simply don't work--i.e. the broken HVAC system throughout the building, the broken washer and dryer in the basement. The only pro is that I'm no longer living here.

Everything. The HVAC doesn't work. The landlord relies on the elderly woman in 2L to conduct work that should be conducted by a hired super--for example, she is responsible for cleaning the common areas and organizing trash. This is presumably out of an agreement whereby the landlord did not kick out this tenant during his alleged "renovations" conducted between 2011 and 2013 so that he could deregulate the building using substantial rehabilitation as his reasoning. Only problem is, none of his renovations made any difference and were all surface level changes. Further, he neglected to renovate the elderly woman's apartment at all! For whoever is unfortunate enough to live in 1L now, this means that her apartment regularly (I mean at least once a month) floods into the apartment below. Take a look at the floorboards throughout the apartment--all warped from flooding. Or the wall surfaces--all warped from flooding. The appliances are the cheapest you can possibly find--take a look at the oven and joke of a rangehood, literally the cheapest you can buy from Home Depot. We only had the rangehood installed after withholding rent for several months and even then the landlord made sure to show his utmost disrespect for his tenants by installing the cheapest possible option...in an apartment renting at over $3,000 per month. Pests? Of course! Ranging from mice, cockroaches, and the best of all, spiders! Hundreds and hundreds of spiders all nesting and reproducing in the basement's door to the backyard. I could go on and on but the other reviews go into some of the other nefarious tactics used by this landlord, such as making sure that he uses Nooklyn to vet potential tenants, informing them not to rent to black or minority people of color (nice one!) and his approach to COVID forgiveness (if you can't afford it, you can simply leave!). He is, simply put, the reason landlords have a bad stereotype, and aptly so. There is not a single redeeming quality about this landlord or this building.

Oh, and to top it off, this is the same landlord involved in allegedly burning down one of his own buildings so that it would no longer be rent controlled once he rebuilt it. Don't believe me? There is absolutely no reason whatsoever to rent from this landlord. Find another apartment and let this guy slowly but surely go broke :)
