Fine building and location, vindictive property management to be avoided

Pros:
Building is ok, initial lease was a decent price for the area. Super is responsive.
Cons:
Property management will work hard to make your life hell during lease renewal. We were engaged in a protracted battle during our lease renewal where property management significantly raised the rental price (20%+). We made a good faith effort to negiotitate to a more reasonable increase, eventually forcing us to walk away from the unit.
The unit was then promptly listed by management for a far lesser amount than the proposed rent increase. We were forced to retain counsel and made a 311 call leading to a building violation due to the "second bedroom" being improperly zoned as a non-living cellar area.
Advice to owner:
Engage in good faith negotiation, especially with tenants who thus far have been respective, prompt with rent. Otherwise you will constantly have your units back on the market from forcing tenants out, and making no money.

Great building, lousy neighbors, zero response from landlord

Pros:
I loved the balcony. The rooms were good sized. Water pressure, heat, and HVAC were all great. Access to backyard was fantastic.
Cons:
The neighbors smoked like chimneys in this “non-smoking” building. The super said he talked to them. They denied smoking, and he did nothing else address the problem (they smoked in the evenings and weekends, and he said he never smelled it, but he never came around on weekends or evenings to check). We would have stayed there for years but couldn’t.
Advice to owner:
Figure out a way to address issues on Friday and Saturday nights. Things go wrong then too. The building is great. The responsiveness not so much.
