Pros:
there are not many positive things I can say about this building, other than the lighting in the east-facing windows, and the one large bedroom in the unit I lived in.
Cons:
I lived in this building in 2019-2020 (through the early days of the pandemic) - there was a horrible incident in the building where a toilet backed up/sewage back up in the basement and the only reason it was resolved was that the smell rose to our third-floor apartment. It took WEEKS for someone to come and take care of it, and even longer for the smell to actually go away.
we had mice, roaches, leaks, and so many other hazardous problems. we were not notified when maintenance was coming to our building, they walked into our bedrooms while we were sleeping, and left exposed wires - which was later in line with the the leak that could have caused a fire/electricity problem.
we had to call 311 several times to have the fire department come to take care of it and have open cases that were never resolved.
Advice to owner:
fix everything!

Pros:
Location is great, problems were solved quickly, no bugs even if it is on top of a restaurant. Next to the park! Fairly quiet
Cons:
The entrance is dirty, there are sometimes problems with the hot water, it was hard to open the main door (later solved, but it took one tenat losing their keys). Packages get stolen all the time
Advice to owner:
Just a little more care of the common spaces would go a long way
