Location. Next to park and subways. Neighborhood has great services.
Cons:
Building is poorly maintained. Hallways go uncleaned for weeks, current paint job in halls has been unfinished for years. Elevators routinely are out of service. Boiler frequently down leading to no hot water. When services are down there is zero notification of tenants. Mailboxes are falling apart. Mail theft is a common problem and management does nothing about it. Management takes advantage of every opportunity to raise rents. Newer units are priced higher than the value provided by the landlord.
Advice to owner:
Treat your tenants like human beings and provide services their rents are paying for.

Pros:
It's around the corner from Prospect Park, near transportation, restaurants and supermarkets. The location is great.
Cons:
This building is poorly maintained by management and the super. People smoke marijuana in the hallways and litter the hallways. The building is constantly dirty.
There is only 1 custodian for 4 huge buildings. He is slightly older and being exploited.
Packages are routinely stolen and after numerous calls to management and super, nothing has been done.
Roaches and mice.
Water pressure/hot water is not good.
Repairs are not done properly, causing recurring issues.
Management office has no affect, no customer service
Raised rent during the pandemic.
No sanitation measures, not even a sign in the elevator about max capacity for COVID.
Nothing was done to protect tenants during COVID.
Unreliable heat during winter.
Mailboxes are outdated and some are broken, exposing mail.
Elevator frequently breaks down.
Advice to owner:
You should invest more in your building by listening to your tenants and updating infrastructure. This is a wonderful neighborhood and a building with nicely sized apartments, there is a lot of potential and your horrible management and maintenance style is ruining everything.
