Really enjoyed it here, though there were some issues
Former Tenant
Pros:
Very few bugs: seriously only saw a handful per year. Lobby area was nice. Rooms were a generous size. Right on the park and right across from the train. Facade of the building is nicer than many in NYC.
Cons:
The building behind it, 350 Ocean Av, and the entire block behind it (St. Paul's Pl) attract really trashy people. Throughout the summer, fireworks and parties are constant. There is a lot of road noise and drivers are very aggressive at the Parkside / Ocean intersection. When service was needed, the super was often very late or did not show up on the day he said he would: he seemed to be the super for way too many buildings in the area.
Advice to owner:
Turn the trash collection area into a courtyard.
