5 unit building with a live-in owner
Pros
It's a small building with only four apartments. The owner lives on the first floor. We had had great relations with neighbors when they were good. Having the owner on-site means he usually responds very quickly when there's a major issue.
Cons
The common areas are almost never cleaned or maintained by the landlord. He started painting the stairway and abandoned it halfway. The building is not the best construction and it is not maintained very well either.
Advice to the owners
More regular maintenance of apartments and common areas.
