Apartment has poor electrical wiring and blows a fuse when trying to use space heaters (because landlord withholds heat). Landlord overcharges for minor wear and tear (seriously) in the apt and pulls it out of deposit at the last minute.

Treat your tenants fairly. Realize that they put up with a lot living there. Stop pretending the boiler is not in your control during the colder months. Don’t charge tenants for repairs that you’re responsible for. Don’t plan on keeping the deposit. Take proper care of your ailing mother. Respond to the needs of your tenants and you won’t have to call Firas every 12 months to manage the revolving door that is your rental.
