Great Landlord, no perfect aptmt, but solid. V flexible/understanding landlo

Pros:
Great natural light, interesting layout, somewhat private (outside gates). Decent rooms. Very good landlord, did not have any bad experience w Adashima/Kevin, they were generally v chill, responsive to maintenance issues, easy to deal with.
Cons:
Very high utility bills perhaps because its a duplex. Very loud outdoors, but its in front of a bus stop, on a more major street of bed stuy so that will happen, and can be offset with white noise machines, ac unit noise
Advice to owner:
Very happy w Adashima, she was relaxed, understanding, she and her husband Kevin very much acted like human beings responsible for their tenants' living conditions, rather than unresponsive corporate porperty management companies. If anything, the apartment could maybe be upgraded, its materials seem a little poorly made in some areas. Unclear if utility bills are so high due to the apartment being a duplex, or if there is some inefficient energy/heat loss that could be fixed maybe.

More flexibility than standard Apt

Pros:
* We basically were allowed to do what wanted as far as improving the apt situation
* Backyard space (if maintained In spring)
* Bus stop In front of house to take you to Utica Ave train (A/C), or 10-15 minutes walk to F/M train
* Street privacy due to large fence
* Street Parking
* Black owned
*Can control the thermostat for heat
Cons:
* texting the landlord was difficult (English is their second language) so making sure you're clear with your ask is important, or call the. Instead!
* We had one issue where the heat went out in the peak of winter and no one was able to fix it within a day or two
* Hot in the summer without Aircon
* Sundays you wake up to church hymnals
* Super wasn't great about putting out the garbage weekly, and we had a bad rat issue

More consistent garbage desposal
